Our design team will help you compare how different designs best meet your preferences, floor plan, spacial requirements, and budget while conforming with the South Florida Building Code and other applicable Local, State and Federal requirements.

Any project that will require permits must first be approved and then inspected by the building department for compliance with all pertinent criteria. In order to apply for permits with a municipal building department, a set of architectural or engineered design drawings may need to be prepared showing the existing floor plan, existing electrical, plumbing, mechanical and life safety configurations along with the proposed floor plan and any other proposed modification with specific details as may be required by national, state and local codes or entities. The plans must also depict with specificity, all details for new construction and all desired changes for additions and remodels that will be performed to the premise under the proposed scope of work, including but not limited to; all structural and foundation details, a roofing plan, a truss detail, all wall details, wall relocations, a door and window schedule with wind load calculations for exterior applications, electrical, plumbing, mechanical and life safety changes in addition to an electrical panel schedule, electrical and mechanical load calculations, a landscape plan and a multitude of other items and documentation that are contingent upon and vary with the type of project and proposed scope of work.
Typically, a good set of plans that will get the project approved by a municipal building department with relative ease can be very costly and take a long time to prepare. In light of the high cost and lengthy production time associated with preparing plans, as well as other negatives that can occur when the designer and builder are separate entities, several years ago ROSCO formed an in house architectural design and engineering team. ROSCO’s design team has allowed our customers to not only save a substantial amount of money and time on their projects, but it has also allowed them to avoid the “finger pointing”, job delays and other negative characteristics that commonly occur and are so often associated with construction projects of all types.
